House Rules

Additional Rules
  1. We must be mindful of the neighbors when outside. OUTDOOR QUITE TIME starts at 10:00 pm Sunday to Thursday and midnight Friday and Saturday. Everyone must be inside by this time. If police are called or you are reported to be a disturbance by the neighbors you will forfeit your deposit and may be asked to immediately leave the property without reimbursement of the remaining nights on your reservation. General respect for our neighbors is appreciated, even during the day. No loud music or music with explicit lyrics will be tolerated. 
  2. Be honest with your host. You must be 30 years old to book. Only the guests on the reservation are allowed on the property unless prior arrangements are made with the host. Non-authorized guests or visitors are subject to a charge of $100 per person per day and you may be asked to leave the property for rule violations.
  3. Smoking inside the home or animals on the property are not allowed. Smoking is allowed outside ONLY. There will be a $500 charge if there is evidence found of smoking inside or if the house smells like smoke/weed or having an animal on the property.
  4. Heating the pool is $150 per day with a two day minimum. 
  5. Parking is restricted to the property's garage and/or driveway. up to 10 vehicles.
  6. Checkout is mandatory at 11:00 am. $50 for every 30 minutes after 11:00 am will be charged unless prior arrangements have been made with the host. We accommodate our arriving guests with a noon baggage drop so we can not do both late checkout and accommodate our arriving guests. Your cooperation is appreciated.
  7. Check out instructions: Take all trash out, start the dishwasher, turn off lights. Start a load of towels. Adjust thermostats AC to 75 heat 65.
  8. NEVER COVER/Tamper with the "Ring" Security doorbell cameras. Violation will result in loss of your deposit and possible immediate removal from the property with no refund. The security camera is there for everyone's protection. There are three cameras, front door, driveway, and backyard.
  9. Damaged comforters will be charged at a replacement cost of $100. Any stains, damages, or broken items will be billed accordingly.

Cancellation Policy

Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.
